Specification and site notes
Design the grid once
Sewer, stormwater, basement perimeter drainage and the FTTH duct bank are usually let as separate packages and then collide underground. Setting them out as one grid at design stage, with one supplier across the DWC ranges, is what keeps the levels and the crossings resolved before anything is dug.
Basement perimeter drainage
Perforated DWC behind the retaining wall, discharging to a sump, relieves hydrostatic pressure on the raft. This is the one utility that is genuinely impossible to retrofit after handover: it goes in with the structure or not at all.
Matching the building's life
A 75 to 100 year buried design life is roughly the life of the structure above it. Specifying a sewer that will need replacing inside the building's life means digging up finished landscaping and roads in a live, occupied development.
Handover records
Keep the as-laid drawing, the pipe class per run and the test certificates together in the handover pack. The facility management team that inherits the estate has no other way to know what is under the roads.
FAQ
What underground utilities does a township need?
A gravity sewer network, a stormwater network, basement and perimeter sub-soil drainage, a potable water distribution loop, and a duct bank for FTTH and power. The DWC ranges cover the sewer, stormwater, sub-soil and duct layers; QFlow covers the pressure water main.
Why source township utilities from one supplier?
Consistent socket geometry, sealing rings and lubricant across the ranges, one laying method for the crew, one set of test certificates for the consulting engineer, and one delivery schedule to phase against the construction programme.
Can basement perimeter drainage be added later?
Realistically, no. Perforated drainage behind the retaining wall and around the raft has to go in with the structure. Retrofitting it in an occupied development means excavating against a finished building.
What service life should township drainage be specified for?
75 to 100 years, matching the buildings above. A shorter-lived sewer means digging up finished roads and landscaping inside the life of the development.
Commonly specified sizes
At ID 1000 mm a DWC length weighs about an eighth of the same size in RCC and goes in without a crane, so the biggest sizes are where it beats concrete by the widest margin.
